Unregulated Market Practices: In Colombia, real estate activity is not strictly regulated, allowing unlicensed individuals to act as agents—putting buyers at risk of misinformation and financial loss.

Lack of Proper Due Diligence: Many international agents promote Colombian properties without verifying the developer’s legal standing, project permits, or construction progress, exposing their clients to potential fraud.

Developer Mismanagement: Some developers take deposits but fail to deliver on time—or at all. Others disappear or abandon projects mid-way, leaving investors with unfinished or non-existent properties.

Local Market Misunderstanding: Foreign agents often lack knowledge of Colombia’s complex property laws, strata regulations, land titling issues, and infrastructure realities—leading to misguided advice.

No Centralized MLS or Data Access: The market lacks a standardized, nationwide MLS system. Property data is often outdated, fragmented, or shared through informal channels, making accurate valuations difficult.

Cultural and Communication Gaps: Language differences, vague terminology, and a reluctance to deliver “bad news” can leave foreign buyers in the dark about risks and real timelines.

Overpromising by Developers: It’s common to see inflated promises around appreciation, rental income, and timelines—without transparency or historical data to back them up.

Infrastructure and Legal Concerns: Issues like properties with no road access, zoning inconsistencies, tax reforms, and fluctuating currency values make local knowledge and legal vetting essential.

Unrealistic Expectations: Misleading ROI projections and exaggerated growth numbers set false expectations. Without guidance, buyers are left unprepared for actual market performance, hidden costs, or delays.
